Construction Business QuickBooks CleanupThe contract picks the tax path

A house and a shop do not follow the same sales tax rule, even when the crew is the same.

Read the path

One price, or a split bill

States do not share one sales tax path for a house, so the shape of the contract is a question, not a rate you should type from a website. A lump sum contract is one price that does not state labor apart from the materials built into the job. A separated contract divides the price into labor and incorporated materials, or it requires the bills to show that split. Some states let a contractor buy materials with a resale certificate on that split and collect tax from the customer on the materials. Some do not.

We read which contract you signed, and which state the property sits in, before a cleanup moves a tax line. A pretty account that ignores the contract is how a return and a set of books start to argue. The precise split used in one state, including when labor on a house is outside the tax and when the materials charge has to cover what the contractor paid, is written on the state page.

A shop is not a house

In a lot of states, repair and remodel on a shop, an office, a plant, a farm building, a hospital, a parking lot, or a retention pond is taxed on a different path from work on a family dwelling. A hotel, or a dwelling rented for a short stay, often fails the house test. The whole charge can be taxable on the commercial side even when the bill splits labor from materials. That is a common pattern. It is not a promise about your state until we have read the contract and the published rule.

Scheduled upkeep on something that is not broken can be a third path. It usually needs a contract or other proof that the work repeats. You often pay tax on what you buy to do the upkeep. A reroof is rarely the same event as a coat of paint that is truly maintenance. We will not rename a reroof as upkeep to make a month look lighter.

Anyone who has priced both a house and a storefront has felt this fork. We feel it in the file. The tax bucket is chosen by the paper and by the state where the property sits, not by the account that happened to be nearby. One state's published split, including a resale certificate and a labor exemption, is written on the state page and is not treated as the rule everywhere.

What we will not do

We will not pick a tax path because it lowers a month. We will not guess a resale certificate you do not have. If the contract is silent, the question stays visible until you and we can read it together.
